Warehouse floor systems range from a thin roller applied coating to a trowelled screed several millimetres thick, at very different costs. Specifying the wrong end of that range wastes money or fails early.
The main system types
Thin film coatings. Roller or squeegee applied, typically a few hundred microns. Dust proofs the slab, improves cleaning and brightens the space. Suitable for light foot traffic and occasional pallet trucks. Least cost, shortest life under wheeled traffic.
Self levelling systems. Generally 2 to 3 millimetres, poured and spread. Good impact and abrasion resistance, seamless and easy to clean, and capable of covering minor slab imperfection. The common choice for warehouses with regular forklift movement.
Trowelled screeds. 4 to 9 millimetres, heavily filled. Highest mechanical and thermal resistance, for heavy industry, loading bays and areas facing impact or thermal shock.
Matching to service
Count the real traffic: forklift type, wheel material and frequency. Polyurethane wheels are gentler than steel. Point loading from racking legs concentrates stress and often justifies local reinforcement. Chemical exposure changes the resin choice, since standard epoxy handles many chemicals but not all, and polyurethane or novolac systems suit aggressive exposures. Thermal shock from wash down with hot water is a specific case where polyurethane cement systems outperform epoxy.
The preparation constraint
Whatever the system, it fails if the slab is unsuitable. Moisture testing and mechanical preparation are covered in our floor preparation guide, and no system specification compensates for skipping them.
Downtime is part of the cost
Thin coatings return to service fastest. Screeds need longer cure before traffic. In an operating warehouse, the cost of closing an aisle for several days may exceed the material difference between systems, which sometimes justifies a faster curing product at higher material cost. Plan the sequence by zone so operations continue.
Finish and safety
Gloss finishes look impressive and show every scuff. Satin finishes wear more gracefully. Where wet areas or ramps exist, incorporate anti slip aggregate, balancing grip against cleanability.
