Architecturally exposed steel in Dubai malls, airports and atriums has to satisfy two requirements at once: the fire rating that Civil Defence approved, and an appearance the architect signed off. The topcoat over the intumescent is where those meet.

Why a topcoat is needed

Intumescent basecoats are functional rather than decorative. They are typically off white, matt, and not formulated for long term colour retention or cleaning. A decorative sealer or topcoat provides the specified colour and gloss, protects the intumescent from moisture ingress and handling damage during construction, and gives a cleanable surface for the life of the building.

Moisture protection matters more than most people assume. Intumescent chemistry is moisture sensitive, and an unsealed basecoat exposed to humidity or wash down can degrade before the building even opens.

Compatibility is not optional

The topcoat must be one the intumescent manufacturer has tested with the basecoat. This is not commercial preference: an incompatible topcoat can restrict the char expansion that provides the protection, or fail to allow the intumescent to function as tested. Fire test evidence and approval documentation cover specific basecoat and topcoat combinations, so substituting a topcoat can invalidate the certification supporting the Civil Defence submission.

Film thickness of the topcoat is also controlled. Excessive topcoat can physically restrain intumescence, so the specified range applies as strictly as the basecoat loading described in our section factor article.

Practical sequencing

Apply the topcoat after the intumescent has cured properly and after inspection of basecoat thickness, since measuring through a topcoat complicates verification. Protect finished steel during subsequent trades, because damage repairs on exposed architectural steel are conspicuous and slow. Record achieved thicknesses for both coats in the handover file.

Colour and finish choices

Most systems accept a broad colour range, and satin or semi gloss finishes are common on exposed steel. Very dark colours in areas with strong solar gain warrant a check with the manufacturer, since surface temperature affects long term durability.
