The fastest way to blow a painting budget in Dubai is to estimate from the biggest number on the data sheet. Manufacturers publish theoretical spreading rates measured on smooth sealed substrates; sites deliver something lower. Here is how to bridge the two, with real numbers.
What the data sheets actually say
Take Dulux emulsions as a familiar benchmark. Retail vinyl matt lists around 13 square metres per litre per coat, trade vinyl matt up to about 17, and the practical spreading rate on the walls and ceilings technical sheet is stated as 8.8 to 11.6 square metres per litre. That spread between theoretical and practical is the honest range, and it exists for every brand, not just Dulux.
Why sites achieve less
Four losses eat coverage: substrate porosity, especially fresh plaster and blockwork which drink the first coat; surface texture, which increases true area; application method, with roller and spray losses running 10 to 30 percent; and wastage in trays, pots and cleanup. On new Dubai plaster, an unsealed first coat can achieve half the listed rate, which is why a primer or mist coat pays for itself.
A simple estimating method that holds up
Measure wall area, then apply this rule: first coat on new plaster at 6 to 8 square metres per litre after priming, subsequent coats at 9 to 11 for standard emulsions. Two finish coats are the norm for colour uniformity. So a 100 square metre villa room set needs roughly 100/7 plus 2 x 100/10, call it 34 to 35 litres including the mist coat, before adding a 10 percent contingency. Enamels on trim run further, typically 12 to 16 square metres per litre, but trim work is slower and wastage higher.
Buying the right pack sizes
Drums beat small pails on cost per litre once quantities pass a few rooms. An 18 litre drum of emulsion covers roughly 160 to 200 finish coat square metres in practice. For repaint programmes across villas or facilities, standardising on one system and buying drums cuts both price and colour batch risk.
