On a development with tens of thousands of square metres of internal wall, small differences compound. Contractors who buy purely on price per drum frequently pay it back in extra coats and rework.
Coverage decides real cost
Price per litre is meaningless without spreading rate. An emulsion at 65 AED covering 12 square metres per litre costs less per square metre than one at 55 AED covering 8. Ask for the technical data sheet spreading rate, then check it on a trial wall, because substrate porosity changes real coverage substantially. Skim coated plaster, fair faced block and gypsum board all behave differently.
Opacity matters as much as spreading rate. A paint that needs three coats to hide the substrate has effectively lost the comparison whatever its listed coverage, particularly over patchy repairs or strong colour changes.
Batch consistency
On large jobs, delivery arrives across weeks in multiple batches. Colour variation between batches shows badly on long uninterrupted walls in raking light. Two controls help: order the full project quantity of each colour against one batch where the supplier can arrange it, and box paint on site, mixing several containers together before use, so any variation is averaged rather than appearing as a visible line.
Touch up behaviour
Every project ends with snagging. Some emulsions touch up almost invisibly; others flash, leaving every repair visible under wall wash lighting. Test this deliberately on a sample panel before selecting: apply, allow full cure, then touch up a patch and view under the specified lighting. It is a two day check that prevents an ugly, expensive argument at handover.
Practical project management
Retain a labelled sealed sample of each colour and batch for later maintenance matching. Confirm the primer or sealer specification for new plaster, since sealing an absorbent substrate correctly protects the topcoat coverage figures you priced. And plan application around the environmental conditions in the building; freshly commissioned air conditioning changes drying behaviour considerably.
