Mould on interior walls is one of the most common maintenance complaints in UAE buildings, and one of the most commonly mistreated. Painting over it with an anti fungal product without addressing the moisture source buys months, not years.
Find the water first
Mould needs moisture, and in Gulf buildings it usually comes from one of four places. Condensation on cold surfaces, typically walls behind furniture, around chilled water pipework and at thermal bridges where air conditioned air meets warm structure. Plumbing leaks, slow and hidden, showing as a growing patch. Envelope failure, water ingress through façade joints, failed sealant or roof details. And inadequate ventilation in bathrooms and kitchens where humid air has nowhere to go.
A moisture meter and a thermal camera settle the question in an hour. Repainting before that diagnosis is money spent on a symptom.
What anti fungal coatings actually do
An anti fungal coating carries a fungicide within the dry film that inhibits mould and mildew colonising the paint surface itself. On a wall where the underlying moisture problem has been fixed, that is a durable, long lasting improvement, particularly in bathrooms, kitchens, laundries, cold stores and basements where humidity is intrinsically high. On a wall that is still wet, the fungicide is fighting a losing battle and will be overwhelmed.
Correct remediation sequence
Fix the moisture source. Remove existing growth: clean back to sound substrate with an appropriate biocidal wash, not just a wipe down, because spores in the surface will regrow through new paint. Allow the substrate to dry fully, which in a sealed air conditioned room takes longer than people expect. Apply a suitable primer, then the anti fungal finish at the specified film thickness, since underfilm means underdosed fungicide.
Design measures that prevent recurrence
Improve extract ventilation in wet rooms. Insulate chilled water pipework and cold bridges properly. Maintain façade sealants on a planned cycle.
